Our real estate valuation services encompass a broad spectrum of analysis. The general scope of our review includes the following:
- An internal and external inspection of the property, inclusive of a series of photographs, personally completed by the valuator;
- The completion of a detailed description of the property including a review of the blueprints;
- Consultation with the municipal authority with respect to land use controls, assessment data, and mapping data;
- A search for the current title to he property and review of the encumbrances;
- A review of the current and potential use of the property;
- A review of statistical and related data regarding the community and market in general, used to examine market conditions and analyse the possible effects on the subject property;
- A review of comparable property sales (improved and bare land) and lease information;
- An analysis of the replacement cost estimates of the improvements based on the Marsh & Swift Costing Manual and information from local contractors;
- An examination of the gathered data to assess fair market value of the property; and,
- A presentation of a draft report following completion of our valuation, including at that time an explanation of our valuation approach and reasons for our conclusion.
